Do you experience any of the following problems with your condo's cooling and heating units?

We are the best condo HVAC repair company to call when your condo’s cooling or heating fails. The following are some of the most common reasons for service calls, as well as some troubleshooting tips before calling for service.

  • It doesn’t keep the desired temperature.

Check with your property manager to see if there is a problem with the building’s water supply.

In most high-rise condo buildings, the centralized water serves as a heat exchange medium; each suit extracts the cool or heat from the water supplied by the building to keep the condo comfortable. In extreme heat, the cooling will be weaker than normal.

  • The cooling and heating unit won’t turn on.

First, make sure that your thermostat is working and set properly. Then check that the circuit breaker hasn’t tripped. If it has tripped, push it back into the ON position. Do not keep resetting it if it keeps tripping. This indicates a bigger problem with your system.

If you have tried the above basic troubleshooting and your unit still does not work, or you have any of the following problems:

  • Is noisy;
  • Utility Bill is High;
  • An unpleasant odor.

Call High Efficiency for professional diagnosis and repair service.

My AC unit broke down in my condo. Serguei was super responsive and recognized what the issue was right away. He communicated regularly to keep me in the loop of what was going on regarding ordering the new AC unit. When the new AC Unit arrived, he didn't waste anytime and came to install it that same evening! This man is so dedicated to his job, which is so rare these days. On top of that, he always had an amazing sense of humor. Hands down the best service you could ever receive!!! I cannot recommend Serguei enough! 11/10 .

I was desperately looking for a qualified, trustworthy and knowledgeable person to assist me with an issue I was having with my condo Havc. I had made a few calls and research in advance. After a warm welcome from my call to High Efficiency Cooling & Heating inc. i was connected with Serguie. Sergiue arrived and was exactly what I needed. My condo unit is tenanted so it was extremely important I had someone who would be sensitive and understanding to them and acted quickly and efficiently, Serguei did just that. He successfully repaired a leak at had that ended up saving my a lot of money! He stayed committed to address every issue and concern I had. I had to address further issues with my condo and Serguei walked me through that. I don’t review often, but when I have an A++++experience I feel it’s important. Hands down the best Havc technician out there. I highly recommend this company.

FAQ for Condo HVAC

It can be confusing for condominium owners who own the cooling and heating systems in their units. Therefore, they are not sure who is responsible when there is a problem with the system, the property management company, or themselves. Unless otherwise stated, components contained within a unit belong to the unit. Usually, the HVAC system belongs to the unit owner. Property management companies may replace the filter twice a year. It is highly recommended that owners schedule in-depth cleanings and tune-ups twice a year to maintain a healthy, safe and comfortable ambiance.
It is estimated that more than 60% of equipment issues are caused by a lack of proper and regular maintenance. Maintenance can prevent some big repair costs and extend the life of your equipment. According to statistics, properly maintained equipment can last up to 20%-50% longer than non-maintained equipment. When heating or cooling a room, fan coils or Water Source Heat Pump units can cause condensation. If the condensation drain pipe is blocked, water remains in the pan, causing mold to grow. It is also possible for serious blocked pipes to cause flooding, which can cause major damage to your suite. The condo property management changes the filter twice a year. It is not maintenance. A professional should inspect your system annually for mold, moisture, leaks, and other problems.
Check the contractor’s background. Check the contractor’s online reviews. Contractors’ insurance coverage is crucial. If a contractor you hire does not have insurance coverage for high-rise buildings, you are responsible for any damages this contractor causes. Flooding, for example, can easily cost you $10K to $100K. As high-rise buildings are expensive, most cooling and heating companies’ insurance doesn’t cover them.
Now, smart thermostats are very popular and have a lot of benefits, such as a more comfortable indoor climate and lower energy bills. Can a smart thermostat be used in a condominium unit? That depends. A smart thermostat can be used if your condo has a water source heat pump. Smart thermostats are not compatible with fan coil systems in condos. How can you tell what type of cooling and heating system you have in your condominium? You can’t tell by appearance, unfortunately. To find out, you must open the cover.
